This would give the term "open house" a whole new meaning, wouldn’t it? An article in last Sunday’s Parade Magazine called it a "test drive sleepover." Sure there are logistical problems with everything, but assuming you could work out the details, would you be in favor of this if you were a seller? What if you were a buyer? In a "Buyer Beware" state like Georgia, why shouldn’t the buyer have the chance to actually live in the house for a weekend? Heck, we allow it with a lease-purchase: We allow someone to actually live in the house (with a deposit) for up to a year before actually buying it. Why not let someone spend one weekend … imaging the possibilities. When on a sleepover, you can actually experience:
I could go on and on with both positive and negative things that could result from allowing a prospect to spend the night. However, when marketing properties in Alpharetta, particularly million-dollar and above property, I would not rule it out. I always try to put myself in the shoes of the people I’m dealing with: If you were thinking about spending A MILLION DOLLARS, wouldn’t you want to have a thorough test drive? They moved to this idealic community large house on sprawling land with a pond. He would write a book and she bake. It was nothing but craziness and they wanted out but who would buy a house way out there. So there hired the whole community at Christmas to portray a Dickens type community to sell the home. Carolers arriving with song and cheer and holiday lights throughout the town. Chesnuts roasting on fires and friendly faces. In the end they stayed and found they really love the house and came to love the zany people. They to let the couple come and stay with them for the weekend. I think it's weird a nice lengthy visit should suffice to get the feel for the property and a drive in the area should also ensure they like the area. From the seller perspective, I can't imagine my family being too happy with the idea of strangers sleeping in our beds. And I don't think they'd really get the proper feel for it, as it's someone elses decor, furniture, and even food. But from the standpoint of a buyer, I can see why they'd love to try it on for a day. For a good comprosmise I agree with the previous commentor- a nice long showing perhaps 2-3 hours long would give them enough time to get a good feel.
